Thank you for considering Sunset Shores Co-Op, Inc. for your new year-round residence, or your home-away-from-home. We have compiled pertinent information about our friendly community for your review, and hope you will scan each page of our website.

Sunset Shores is everything you would expect from a 55+ Retirement Community, with fun-loving adults and exciting things to do. The property is well maintained, secure, and beautiful, and we pride ourselves in the continuous efforts we make to maintain the landscape with healthy trees and shrubs and colorful flowers year-round. Our park consists of both renters and owners. Renters are required to pay a monthly lot fee for various services provided (see the ‘Mobile Home Page’ for details). The owners have a 99-year-lease on their lot (with option to renew), they own a share in the Corporation, and they pay a monthly maintenance fee $110.

When this park was listed for sale in 2007, a group of 20 people who reside here decided to form a corporation and purchase the property and the business. We did so out of concern for the unknown…who would the new owners be, and what were their plans for our beloved Park?

We wanted to be in control of our own future!

The owners elect a Board of Directors during the annual meeting in January. The Board is responsible for monitoring the business of the park, and are governed by a Prospectus, Bylaws, Rules and Regulations, and a Master Form Occupancy Agreement. The Corporation is organized under the State of Florida’s 719 law. This law requires us to provide a list of “Frequently Asked Questions” which will have further information regarding ownership in our Park. The Board of Directors consists of seven individuals elected during the annual meeting of the Co-Op shareholders. The primary purpose of the Board is to elect the officers, monitor the Co-op business, communicate with the owners, set goals and objectives for the officers.

The officers are responsible (in part) for: hiring employees and independent contractors, appointing committees, publishing and enforcing rules and regulations, establishing a budget, maintaining accurate records, and, most importantly, ensuring open communication with, and providing service for, all of the Park’s residents – both owners and renters.

The Board welcomes your questions, comments, and suggestions as they strive to make this park ‘the place’ to visit, vacation, or live.
